Lagos Updates Tenancy Rules to Curb Exploitation

Lagos State has updated its tenancy law to strengthen tenant protections and regulate landlord practices. Under the revised rules, landlords cannot demand more than three months rent in advance from existing tenants, and tenants are barred from paying more than three months upfront.

Landlords must issue rent receipts to all tenants or face a ₦10,000 fine. Tenancy agreement fees are capped at 10 percent of annual rent, and any landlord or agent charging above this limit is in violation.

Authorities say the changes aim to ensure fairness in the rental market and curb exploitative practices.
